When can I schedule a showing?
Showings for our available rentals across Greater Cincinnati and Northern Kentucky are available 7 days a week. Visit our Listings page and request a showing directly on the property you're interested in, or give us a call. We'll confirm a time that works for you as quickly as possible. We move fast on showings — well-priced rentals in markets like Mason, Anderson Township, and Milford move quickly, so we recommend reaching out the same day you find a listing you like.

Who needs to fill out an application?
Any adult over the age of 18 will fill out an application and pay the non-refundable application fee.

Do you run background checks?
Yes — every applicant goes through a full screening through TransUnion, which includes a credit check, criminal background check, and eviction history. We look at the full picture, not just a credit score. Our screening criteria are applied consistently and fairly to all applicants across every property we manage in Hamilton, Butler, Warren, Clermont, Montgomery, Greene, Adams, Brown, and Clinton counties in Ohio, and Boone, Kenton, and Campbell counties in Kentucky. Do you require a security deposit?
Yes. The amount varies per rental and can be anywhere from 1-3 month's rent.

How long is the lease term?
Most of our rentals across Greater Cincinnati and Northern Kentucky are offered on a standard 12-month lease. In some cases, shorter or longer terms may be available depending on the property and the owner's preferences — reach out and we'll let you know what's possible for the specific home you're interested in. At lease-end, qualified tenants in good standing are typically offered a renewal. We'll contact you in advance with renewal terms so you have plenty of time to make your decision without feeling rushed.

How quickly can I move in?
We will work to get you moved in according to the timeline that works best for you. Your move in date depends on the status of the property you will be leasing.

What does the tenant portal do?

Through the portal you can pay rent online, set up autopay so you never miss a due date, view your full payment history, submit and track maintenance requests in real time, upload renter's insurance documentation, and access important lease documents. Every tenant we work with — across Hamilton, Butler, Warren, Clermont, Montgomery, Greene, Adams, Brown, and Clinton counties in Ohio, and Boone, Kenton, and Campbell counties in Kentucky — gets portal access from day one of their lease.

If something is broken, will you fix it?
Yes — maintenance is a core part of what we do. All requests are submitted through your Tenant Portal and handled by our vetted network of licensed contractors across Greater Cincinnati and Northern Kentucky. For true emergencies — no heat in an Ohio or Kentucky winter, an active water leak, or an electrical hazard — we respond within 24 hours. For routine repairs, we coordinate scheduling and keep you informed throughout the process. Normal wear and tear is covered per your lease terms; tenant-caused damage may be your financial responsibility. Either way, we'll always be upfront with you about what's covered, who's responsible, and what the timeline looks like.

How often is rent due and how can I pay it?
Rent is due monthly usually on the 1st of each month.
Depending on the property, you may be able to pay rent automatically online through credit card, debit card, or ACH (eCheck wire transfer).
One-time payments may also be available in your tenant portal.
If ACH is available, the money will not leave your account immediately, so you will need to leave the balance in the account until the process is completed.
Alternatively, you can drop off or mail a personal check, certified check, or money order to our office at any time.

How do I access my Tenant Portal?
Once your lease is signed, you'll receive an email invitation to set up your Tenant Portal account. From there, you can log in at any time from any device — phone, tablet, or desktop. If you don't see the invitation in your inbox, check your spam folder first, then reach out to us and we'll resend it. Your portal is your go-to for paying rent, submitting maintenance requests, reviewing your lease documents, and managing your account. We recommend bookmarking it so it's always one click away.
